Terms and conditions
Last changed: 2 November 2026
These terms apply to the use of BrickBull, a service of Halfar Ventures BV. By creating an account or taking a plan, you accept them. If the Dutch and English versions differ, the Dutch version applies.
1. Who we are
BrickBull is offered by Halfar Ventures BV, Zinkstraat 24, Box D7325, 4823 AD Breda, the Netherlands, registered with the Dutch Chamber of Commerce under number 61505528, VAT number NL854371539B01. You can reach us at support@brickbull.nl.
2. What BrickBull is, and is not
BrickBull is a calculator for property investors. You give a link to a home or enter its details, and BrickBull works out a deal score, yields, cash flow and a bid, among other things, with an explanation in plain language.
BrickBull does not give financial, tax, legal or mortgage advice. The results are estimates based on the listing, public data (such as neighbourhood figures from CBS), comparable rentals and your own assumptions. They may be incomplete or wrong. Check the numbers yourself and ask an adviser before you decide.
Listing data is read through an external service. We cannot guarantee that a listing can always be read; if it cannot, you enter the details yourself.
3. Your account
You sign in with your email address and a one-time code we email you. An account is personal: do not share your access with others.
You may not use BrickBull in a way that harms the service or others, such as requesting large numbers of analyses automatically, getting around limits or reselling reports. In case of misuse we may restrict or end your account.
4. Plans, analyses and prices
There is a free plan and there are paid plans (Pro and Investor), each with a maximum number of analyses per calendar month (Dutch time). You can also buy single analyses. Current plans, limits and prices are on brickbull.nl and in the app.
An analysis counts once a report has been made from a new link or a manual entry. An analysis that fails, or that we refuse because it is too busy, does not count. Opening a report again or changing assumptions does not count. If you analyse the same listing (the same home on the same website) again within 24 hours of your previous analysis of it, that does not count either; a manual entry always counts. Unused analyses do not carry over to the next month.
A single analysis is only used once your plan’s analyses for that month are used up. Single analyses stay valid as long as your account exists, also if you cancel your subscription. If you delete your account, they lapse; if you want unused single analyses refunded first, email us before deleting. If BrickBull stops the service, we refund unused single analyses.
All prices are in euros and include 21% Dutch VAT. If we change the price of a running subscription, we tell you by email at least 30 days in advance. The new price only applies from your next period; if you do not want that, cancel before that date.
5. Trial
Your first Pro or Investor subscription starts with a free 14-day trial. You choose the plan and whether to pay monthly or yearly; you see that choice and the price at checkout. You do not need to give payment details for the trial. Everyone gets one trial.
If you do nothing, the subscription ends by itself at the end of the trial, you return to the free plan and you pay nothing.
If you want to continue after the trial, add a payment method under ‘Subscription and invoices’ in your profile. By doing so you expressly choose for your subscription to continue as a paid subscription after the trial. The first payment, of the amount for the month or year you chose, is charged on the day the trial ends. You see that date in your profile. If you cancel before that date, nothing is charged.
The trial is separate from your statutory cooling-off period (article 8). As you pay nothing during the trial, withdrawing in that period costs nothing.
6. Payment and renewal
Payments go through our payment provider Stripe, for example with iDEAL or a card. A subscription is paid in advance per month or per year. You receive an invoice for every payment. You see the date of your next renewal in your profile.
A monthly subscription renews by a month at a time until you cancel.
A yearly subscription runs for a fixed first year and then renews automatically. If you are a consumer, after that first renewal you can cancel at any time with a notice period of at most one month: your subscription then ends no later than a month after you cancel, and we refund, pro rata, what you paid in advance for the period after that. Before a yearly subscription renews, we send you a reminder.
If a payment fails, Stripe tries again a few times and you are told about it. If it still fails, the subscription ends and you return to the free plan.
7. Cancelling, switching and your account
You cancel your subscription in your profile in the app (‘Subscription and invoices’) or by emailing us. After cancelling you keep your plan until the end of the current period; then you return to the free plan. For a monthly subscription and for the first year of a yearly subscription we do not refund the current period, unless article 6, 8 or 9 or the law says otherwise.
You can also switch plans in your profile. A switch takes effect at once. The price difference for the rest of your period is settled pro rata on your next invoice: for a more expensive plan you pay the difference, for a cheaper plan you get a credit. From the switch the new plan’s limit applies; analyses you already made that calendar month count towards it.
You can delete your account yourself at any time in your profile. Your account, settings and analyses are then erased. Data we are required by law to keep, such as invoices, we keep for as long as required; see the privacy statement. Cancel a running subscription first; if you delete your account without cancelling, we end the subscription at the end of the current period.
8. Right of withdrawal
If you are a consumer, you have 14 days to change your mind after taking out a subscription or buying a single analysis. In that time you can withdraw from the contract without giving reasons by emailing support@brickbull.nl or by cancelling in your profile. We then refund within 14 days what you paid us for that contract, except as described below.
Subscription: BrickBull only starts delivering during the cooling-off period if you expressly ask for that at checkout. If you do and then withdraw, you only pay a part of the price in proportion to the period up to your withdrawal. If you did not expressly ask for an immediate start, you pay nothing when you withdraw. The right of withdrawal for a subscription does not lapse because you make analyses with it. For your first subscription you pay nothing during the trial, so withdrawing then costs nothing.
Single analysis: if, when buying, you expressly ask to be able to use the analysis at once and confirm that you know your right of withdrawal lapses once the analysis has been carried out, your right of withdrawal lapses when you use the single analysis. As long as you have not used it, you can withdraw within 14 days and get the full amount back.
We record your request for an immediate start and your confirmation, and confirm them in the email you receive after checkout.
9. Availability and changes
We do our best to keep BrickBull working well, but cannot guarantee it is available without interruptions or errors. We may improve BrickBull and change features. If an essential part of what you pay for goes away, you can end your subscription and we refund the unused part.
10. Liability
BrickBull is a tool. The results are estimates; you decide about your investments yourself and remain responsible for them.
We are not liable for errors in third-party data we cannot check, such as listings and public sources, unless we should have noticed those errors.
For other loss caused by a failure on our part, our liability is limited to direct loss, up to the amount you paid BrickBull in the 12 months before the loss. These limits do not apply in case of intent or gross negligence on our part, nor as far as the law does not allow them towards consumers.
11. Reports and rights
The reports you make are for your own use. You may share them with, for example, your partner, adviser or lender. BrickBull’s software, design and texts remain ours.
12. Privacy
How we handle your data is described in our privacy statement at brickbull.nl/en/privacy.
13. Changes to these terms
We may change these terms when there is good reason, such as new or changed legislation, new or changed features, security, or changes at suppliers BrickBull runs on.
We announce changes by email at least 30 days before they take effect. If a change is to your disadvantage and you do not agree, you can end your subscription as of the date it takes effect; we refund, pro rata, what you paid in advance for the period after that. This also applies to a yearly subscription.
14. Complaints and governing law
If you have a complaint, email support@brickbull.nl. We reply within 14 days.
These terms are governed by Dutch law. Disputes go to the competent court in the Zeeland-West-Brabant district, unless the law points to another court. If you are a consumer, you may also go to the court where you live.
